One thing worth underlining: we don't mark up vendor work. If an outside contractor is needed, their invoice passes through to you at cost — the coordination is already part of the 20%. You only pay what the vendor charges.
That's a fair question, and the honest answer is "it depends on your property and your time." A nearby, hands-on owner can run a great rental themselves. Owners hire us when doing all of it — consistently, every day — isn't worth their hours, or when they live too far to handle the 8 p.m. problems. Our agreements are month-to-month, and either party can exit with 30 days' written notice — active guest bookings are honored through checkout. We also get your approval before any non-emergency work above an agreed threshold (typically $500). The point is simple: we'd rather earn the next month than lock you into a year.
